Living & Leasing
What flexible lease options does Akara Living offer?
Akara Living communities are built for flexibility, whether you’re settling in for the long haul or just passing through for a quick visit for work or leisure.
At Kenect Nashville, you can choose from lease terms as low as 30 days to 14 months or month-to-month with an additional premium. (Lease terms less than 12 months also have additional premiums pending the expiration date of the lease.)
This works especially well for traveling professionals, digital nomads, relocators and anyone who values options without the pressure of a long commitment.
Are apartments furnished, semi-furnished or unfurnished?
Akara Living communities offer both fully furnished and unfurnished apartments, so you can choose the setup that best fits your lifestyle.
Furnished homes come move-in ready with comfortable, modern essentials that are ideal for short-term stays, relocations or anyone who prefers a hassle-free experience.
This includes a bed, living room furniture, bedroom furniture, Smart TV, working area and in-unit washer/dryer.
Akara Living offers a housewares program for household items such as linens, cooking, eating, and bathroom essentials for a low monthly additional fee. Unfurnished options give you the freedom to bring your own style and make the space uniquely yours. Unfurnished apartments will have an equipped galley-style kitchen and an in-unit washer/dryer and unfurnished studios have mounted smart TV’s for convenience.
Can I rent for short-term stays or month-to-month leases?
Yes. We offer short-term rentals of 30-90 days, as well as month-to-month lease options at select communities, making it easy to stay for as little or as long as you need. All short-term rentals have a 30-day minimum stay requirement. Both short-term and month-to-month leases are subject to additional fees.
Whether you’re in town for a work project, exploring a new city or between long-term plans, you can choose the length of stay that works best for you without sacrificing comfort or community.
Do you provide roommate matching or shared living apartments?
Yes. At Akara Living we offer a 3BR/3BA roommate-share floor plan designed for two or more residents who share common spaces but have private bedrooms with their own ensuite bathrooms. Each lease is individual (by the bed) with a limit of one person per bedroom. Because turnover dates must align, all roommates must have the same lease end date. We do not lease a fully vacant three-bedroom to one person, so if you apply without chosen roommates you should expect to be matched.
We provide a personalized roommate-matching process to help you find a good fit. During your application, you’ll complete a lifestyle questionnaire about work hours, sleep habits and daily routines. Our team uses this information to match you with others who have similar rhythms. While no match can be guaranteed to be perfect, it’s a strong option for open-minded renters who enjoy shared living and want to connect with fellow city newcomers.
To make moving in easy, you can also add a housewares package with essentials like kitchen tools and linens. When it’s time to move out, simply leave the housewares behind for a low-waste, no-hassle setup.
What utilities and services are included in the rent?
Akara Living makes it easy for you to pay your utilities. Most utilities such as water, electric, gas, pest, internet and membership fees are billed back to your monthly residential ledger in one flat fee. Utilities are not included with base rent.

What is the membership fee?
Residents at Kenect properties pay a monthly membership fee that covers coworking access, common area utilities, and a wide range of monthly social and fitness events. This fee is designed to provide more value and convenience than separate gym or social club memberships.
What parking options are available for residents and guests, and what are the costs?
Parking is managed through Metropolis. Residents, members and coworking members may add parking to their lease or membership agreement for an additional monthly fee, which is included in your monthly dues. Please note this is a public lot — guests and members of the public may park on a first-come, first-served basis and will be charged the current Metropolis daily rate. As with most cities, there is no free guest parking. All guests must follow parking instructions to avoid towing.
How are maintenance requests submitted, and what is the typical response time?
Residents can submit maintenance requests through the Resident Portal or by contacting the leasing office. Akara Living aims to respond quickly, with most requests addressed the same day or within 24 hours. Depending on the severity of the issue or the availability of replacement parts, work orders are typically completed within 24-48 business hours of submission.
How do I apply for an apartment at Akara Living?
Applying is simple and fully online. Start by visiting the Kenect Nashville website, selecting your preferred floor plan and clicking “Apply Now.”
You’ll then create an account, fill out the application form and upload any required documents and submit your reservation and screening fees along with refundable security deposit. Once submitted, our leasing team will review your application and reach out with the next steps within a few business days.
What documents or verifications are required during leasing?
When applying for an Akara Living apartment, you’ll typically need to provide:
– A government-issued photo ID
– 2 proofs of income (such as recent pay stubs, bank statements, or an offer letter)
– A completed rental application
– Consent for a credit and background check
– Application fee (non-refundable)
– Administration fee
Depending on your situation, additional documents may be requested under our Fair Housing Residency and Qualifying Guidelines. Examples include proof of enrollment for students or additional guarantor paperwork.

What deposits or application fees are required?
Typical reservation fees at Akara Living properties include:
– $50 application fee
– $250 administration/holding fee
– $250–one month security deposit
Can I transfer my lease to another Akara Living property in a different city?
Lease transfers between Akara Living communities may be possible, depending on availability and the terms of your current lease.

What is the pet policy at Akara Living communities?
Akara Living communities, including Kenect Nashville, warmly welcome cats and dogs. At Kenect Nashville, residents enjoy a dedicated 7th-level pet play park and pet relief area, designed for convenience and evening walks without hassle.
Here’s how the policy breaks down at Kenect Nashville:
Pets allowed: Cats and dogs
One-time fee: $350 (non-refundable)
Monthly pet rent: $25 per pet under 50 lbs, $50 over 50 Lbs
Limit: One pet per unit
Weight restriction: Dogs must be under 75 lbs
Additional requirement: Yearly vaccinations, spaying/neutering, and a photo on file are all required
What is the process for scheduling a tour of a property (virtual/in-person)?
Booking a tour is quick and easy. Just choose a time that works for you using our online scheduling calendar. You can select an in-person visit to see the community up close or opt for a virtual tour if you’re not in town. After booking, you’ll receive a confirmation email with all the details you need for your visit.

Kenect Membership & Coworking
What is a Kenect Membership and how does it work?
A Kenect Membership is your all-access pass to work, wellness and community, but with no apartment lease required. It’s designed for remote workers, creatives, entrepreneurs and city explorers who want the perks of Kenect living without committing to a full-time residence.
With a membership, you can:
Work your way 24/7 — Set up in shared coworking lounges, reserved desks or private offices.
Swim + Gym — Use the rooftop pool, gym, fitness studio and social amenities.
Connect & create — Join social events, networking mixers and workshops curated for members.
Enjoy full access — Your membership unlocks all Kenect Nashville amenities, plus exclusive member programming.
Can non-residents become Kenect Members?
Yes. You don’t have to live at Kenect Nashville to enjoy everything it offers. Non-residents can join as Kenect Members and get full access to coworking lounges, the rooftop pool, fitness studio and community events. It’s a great option for locals, commuters and travelers who want a vibrant place to work, work out and connect without signing an apartment lease.
What’s included in the different Kenect Membership tiers?
Kenect offers three membership types to match your work style: Float (open coworking), Dock (designated desk in a semi-private space) and Pod (private office). All memberships include access to the pool, gym, fitness classes, social events and meeting room credits.

Are coworking spaces and private offices available for lease?
Kenect workspaces aren’t leased in the traditional sense; they’re available through membership agreements.. Depending on your needs, you can work from open coworking areas, reserve a dedicated desk in our semi-private Dock Pod or enjoy a private office pod for you or your team. Every membership includes access to Kenect’s amenities and community programming.
Can I use Kenect facilities in other cities if I’m a Member?
Yes, Kenect Membership is designed with flexibility in mind. Members can access select amenities and coworking spaces at other Kenect locations, making it easy to work, connect and stay active while traveling. Availability and access may vary by location, so check with our team before your visit to confirm what’s included.

– All residents undergo background screening. Applicants with felony, sex offender or habitual misdemeanor histories are not accepted
– Security cameras are installed at all major entrances and monitored 24 hours a day
– Electronic key fobs are required for elevator access
– After 6 p.m., entry requires an electronic key fob or use of the ButterflyMX system at the front entry
– An overnight courtesy patrol conducts regular property walks
How are properties located in relation to public transportation and city hotspots?
Akara Living communities are intentionally placed in central, highly walkable neighborhoods that are close to dining, nightlife, shopping and cultural destinations. Many are near public transit hubs, bike lanes and major commuter routes, making it easy to get around without a car.
How does Akara incorporate sustainability and smart technology into its buildings?
